Commerce’s Investor program was designed for borrowers looking to invest in property not intended to be their primary residence. i.e. business purposes.

This program offers potential borrowers rates closer to prime than traditional hard money. It also allows for unique qualifying options such as using the subject property’s’ rental income cash flow (Debt Service Coverage Ratio), or at lower loan-to-value (LTV) ratios. No income qualifying is required what-so-ever!

  • Maximum borrower financed properties: 20 (CHM Maximum 10)

  • Foreclosure/short sale/deed-in-lieu seasoning: 36 Months
  • Bankruptcy seasoning: 24 months

Investor Borrowers who either do not wish to provide personal income documentation, or are unable to qualify using traditional debt-to-income (DTI) qualifying.
